Dear Residents and Community Members,
This coming Thursday, we will be kicking off our first of several Information Sessions on Section 3A of the State’s Zoning Act beginning at 9:30 am in the Banda Room at the Wilmington Memorial Library.
We invite those interested to stop in and speak with our staff to learn more.
Can’t make it? Don’t worry, we will be hosting other sessions including:
- Thursday, July 27, 2023, from 9:30am to 11am, in the Banda Room of the Wilmington Memorial Library 9:30-11am.
- Tuesday, August 1, 2023, from 6:30pm to 7:30pm, in the Wilmington Town Hall Auditorium prior to the Planning Board meeting.
- Thursday, August 3, 2023, from 1pm to 2:30pm, at the Wilmington Senior Center.
What is Section 3A of the Zoning Act?
Section 3A of the Zoning Act, enacted by the legislature in 2021, requires that an MBTA community shall have at least one zoning district of reasonable size in which multi-family housing is permitted as of right. The district must be without age restrictions, suitable for families with children, at a minimum gross density of 15 units per acre, and within 1/2 mile of transit. Wilmington is required to create an as-of-right multi-family housing zoning district of at least 50 acres in size that has a capacity for at least 1,248 units. Half of the zoning district must be within 1/2 mile of a commuter rail station. The zoning district must be approved by Town Meeting by December 31, 2024.
