WILMINGTON, MA — According to a recent study financial tech company SmartAsset, Wilmington has the healthiest housing market in Massachusetts and the 7th healthiest housing market in all of the United States.
“A healthy housing market is both stable and affordable,” SmartAsset writes in its findings. “Homeowners in a healthy market should be able to easily sell their homes, with a low risk of losing money over the long run. So, in order to find the big [communities] with the healthiest housing markets in the country, we considered the following four factors: stability, affordability, fluidity and risk of loss.”
Wilmington performed very well in all four factors and scored 96.27 (out of 100) on the study’s healthiest market index. Key statistics include:
- Only 1.4% of Wilmington homes are decreasing in value. (Nationwide: 35.8%)
- Only 2.9% of Wilmington homes have negative equity. (Nationwide: 13.1%)
- People who buy a home in Wilmington stay in it for an average of 19.4 years. (Nationwide: 15.5)
- The average home for sale is on the market in Wilmington for just 74 days. (Nationwide: 166.1 days)
“The housing survey confirms what many residents already know,” Town Manager Jeff Hull tells Wilmington Apple. “Wilmington has the attributes that sustain and increase home values: a strong sense of community, access to good jobs, quality schools and ‘a good bang for the buck’ with respect to municipal services.”
SmartAsset lists the top 10 healthiest housing markets in Massachusetts as (1) Wilmington; (2) Norwood; (3) Danvers; (4) Somerset; (5) Framingham; (6) Beverly; (7) Needham; (8) Milton; (9) Chicopee; and (10) Westfield.
The top 10 healthiest housing markets in the country, according to the survey, are (1) Depew, NY; (2) Lackawanna, NY; (3) West Seneca, NY; (4) Jenison, MI; (5) Walker, MI; (6) Cheektowaga, NY; (7) Wilmington, MA; (8) Northview MI; (9) Wyoming, MI; and (10) Berkley, MI.
