WILMINGTON, MA — The Town of Wilmington has formally issued an RFP (request for proposal) for real estate and appraisal services for the Butters Farmhouse at 165 Chestnut Street. Read the beginning of it below:
PURPOSE
The intent and purpose of this Request for Proposals is to establish a contract agreement for the appraisal and marketing of the sale of a town-owned antique home located at 165 Chestnut Street. The property is to be sold in “as-is” condition and with historic preservation restrictions and easements.
BACKGROUND
165 Chestnut Street, also known as Butters Farm, is a first period home built between 1680 and 1700 and prior to the incorporation of the Town of Wilmington. It is a saltbox style home with a small addition on the side. Many of the structural and architectural elements of the building are original. It was purchased by the town in 2006. The deed has historic preservation restrictions in accordance with grants received from the state for its purchase.
Since acquiring the property the town has replaced the clapboard siding and windows. These efforts have preserved the exterior appearance of the home. However, the roof, main chimney stack, and interior of the structure is in significant disrepair and the work required to bring the home back into a condition in which it is habitable is beyond the town’s ability to accomplish.
The greatest opportunity for long-term preservation and protection of the structure is to restore it back into a residential home that celebrates its history while allowing the right buyer the opportunity to rehabilitate it to their needs. The property is intended to be sold with historic stewardship easements and placed in the perpetual preservation stewardship through Historic New England.
SCOPE OF WORK (WORK)
The Town of Wilmington is seeking a qualified and licensed Real Estate Agent with a proven track record of the marketing and disposition of antique homes to assist it in the development and implementation of a Request for Proposal process to sell the property, including providing an appraisal that adequately reflects the challenges and opportunities of a preservation restricted property.
